Marin County Real Estate Market Trends by City

The Marin Real Estate market trend links below will be up and working again just as soon a we resolve a database import issue. Since you are here, how is the Marin Real Estate market going? We had our peak of activity over a year ago when most homes were selling with multiple offers usually over the asking price. A few months ago we hit the bottom of the new buyers market. One way we measure how strong a market we have is to look at the percentage of homes on the market that are in escrow. At the peak over 50% of homes for sale were in escrow, a strong sellers market. Within the past few months that number went down to 19% which is a strong buyers market. For the past several weeks the percent of homes in escrow is hovering around 25% which is on the border-line between a neutral and buyers market. Interest rates are still low and in most instances prices are holding or improving. Comments are the opinion of Warren Carreiro. .

  • All of Marin County — For Marin County homes Inventory is the highest it has been in years. Its not that we have more listing coming on the market, rather sales have slowed. It is now a buyers’ market in Marin. The median price is up four percent from last June, however, we are seeing a softening of the market.
  • San Rafael: — Like Marin overall the number of listings is heading up. Prices will likely not increase until the inventory evens out.
  • San Anselmo — San Anselmo: Is bucking the trend, sales are even with last year and there are less listings.
  • Greenbrae — This town is holding its own as well. Listings are up just a little but sales are very strong.
  • Kentfield — This follows the Marin trend, listings are up and sales are down.
  • Larkspur — This is a complete reversal of the market. Last year we had twice the number of sales to listings and now there are three times the number of listings to sales.
  • Mill Valley — Although it still feels like a sellers’ market in Mill Valley the numbers tell a different story. Sales are down and the number of listing is way up.
  • Corte Madera — Until June Corte Madera was holding its own but now we have a huge increase in the number of listings. It is a buyers’ market here.
  • Fairfax — Although listings are up sales are up too. We are seeing a lot more high end homes in Fairfax.
  • Novato — You are not alone if you are a seller here. Sales are down and listing are way up. If you want to sell you home it better be prices right.
  • Tiburon — Not doing bad, listings have increased but the number of sales is the highest in over a year.
  • Belvedere — Sales are up and the number of listings is falling. What a great place to live.
  • Ross — Unlike some of the other high price towns Ross has an increasing inventory but the sales, while holding steady, are not increasing:
