February 26, 2007 The median price of single family homes in Marin, according to MLS, is up 10% from January 2006.
The numbers look like this: January 2006: Median Price $869,500 with 116 homes sold.
January 2007: Median Price $960,000 with 111 homes sold The number of sales is basically flat from last year.

With all the news on the Real Estate market slowing down you would think San Rafael, CA missed the boat. One way to tell if we are in a Buyer’s or Seller’s market is by the percentage of homes on the market that are in escrow.
A commonly accepted definition is:
Buyer’s Market: Less than 25% of homes in escrow
Neutral Market: 25% to 40% of homes in escrow
Seller’s Market: More than 40% of homes in escrow
San Rafael currently has 36% of homes in escrow. This number has been increasing and it looks like we could soon be in a Seller’s market. Unlike most of the United States, in Marin we have a shortage of housing inventory. Buyers are having hard time finding a home in San Rafael.
